What are home measurement services?

A measurement service is just what it sounds like: Based on what you need, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a home measurement service, a certified appraiser measures the property with a measuring tool — generally a tape or laser measuring device. As they move around the house, they notate the layout of the rooms and other features, like closets, entryways, and pantries. They might sketch out the property. Then, the appraiser writes up a report and a more detailed sketch showing the total square footage of the home and the general layout. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services required?

Disputing real estate taxes

Property tax records frequently reflect the wrong area of a property because the values can come from various sources, and occasionally go unverified — which means you may be paying for more space than you actually have! Unless an appraiser has completed a recent evaluation or home measurement service on your property (after any updating that may have affected square footage), you'll need one to perform a home measurement service before contesting what you're taxed. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Selling your home

A measuring service will ensure that you're paid fair market value for your house. Square footage is one of the biggest factors potential buyers examine when purchasing a home — but since square footage values are often approximated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price of your property, but possibly even the number of interested buyers. The only sure method of using a precise GLA when listing your property is to refer to a recent appraisal or measurement service executed by a certified appraiser (after any updating that might have affected square footage).

Information for real estate agents

To ensure that your client's property sells at a price that appropriately reflects market value, we suggest requesting a floorplan service for the property. Clients, and potential buyers, will appreciate your thoroughness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tactic for getting potential buyers interested because they can review the layout and attributes of the property before and after touring.
